We support you through the entire journey of building your home—from concept to completion. Our services include:

  • Engineering drawings and documentation
  • Assistance with council planning and approvals
  • Access to architect-designed floor plans and design guidance
  • Quality inclusions and custom selections
  • Regular updates throughout the construction process
  • Organising final delivery of your completed home

Our team is here to make the process as seamless and transparent as possible, every step of the way.

It all starts with designing your home on the Aveley Homes website, where you can explore our architect-designed floor plans and customise key features to suit your needs. Our plans are designed as a flexible starting point, with full customisation available to create a home that truly reflects your lifestyle and vision.

Once you’ve developed a layout you love, our team will work closely with you to discuss any additional changes, design ideas, or unique requirements you may have. Whether it’s modifying room sizes, reconfiguring layouts, adding new spaces, or creating a completely custom design, we’ll help bring your ideas to life.

From there, we’ll finalise the details, have your plans professionally drawn up, and guide you through the next steps toward approvals where required and construction. It’s a collaborative process designed to keep things clear, flexible, and tailored specifically to you.

Our modular homes start from just $140,000, making high-quality, architect-designed living more accessible and affordable. Each home includes a curated range of premium inclusions, with transparent pricing and no hidden surprises. Final costs will depend on your chosen floor plan, any customisations, site requirements, and any necessary approvals—but our team will guide you through every detail to ensure clarity and confidence from day one.

Construction begins once you have paid your first instalment, and from there your home can generally be delivered within a 12 week period. We are always focused on keeping things moving forward and keeping you informed every step of the way.

While your final price includes your fully completed modular home, there are some site-specific costs to keep in mind if you have not selected one of our turnkey options. These may include electricity and sewerage connections, which vary depending on your property. If your site doesn’t have access to mains services, you may need to install solar power and a septic system—we can assist with recommendations for both.

Footings for your building vary according to site requirements – we can provide you with an estimate early in the process.

The quote does not include transport and crane services on both ends of the journey, as these are very variable across locations.

Our team is here to guide you through these additional requirements early in the process so everything is clear and well-prepared ahead of delivery.

Delivery of your modular home requires some preparation to ensure everything runs smoothly. First, your site must be accessible to a semi-trailer approximately 22–24 metres long, with enough room for wide turning. If there are overhanging tree limbs, keep in mind the building is over 5 metres tall, so any branches along the access route will need to be trimmed beforehand.

A crane will be required to unload and position your home on site. We can arrange a free site inspection with a local crane company to confirm access and placement options. Your home will be installed on footings—these may be steel piers, concrete pads, or a custom foundation—outlined in your engineering plans. For homes made up of two modules, we coordinate connection and include these costs in your quotation.

Our team will guide you through each step to make sure your site is ready for a smooth and safe delivery.

Transport costs are not included in your quotation and vary depending on the delivery location, unless you have selected a turnkey option. We can easily provide you with an estimate early in the process.

Yes, our modular homes are designed to be relocatable. They feature built-in lifting arms that retract once your home is installed, but can be re-extended if you ever need to move the building to a new location in the future. This flexibility is a key benefit of choosing modular construction with Aveley Homes.

Yes, all of our buildings can be built with bushfire accreditation. According to local requirements and BAL ratings, we can adapt and customise our designs to ensure they comply with relevant bushfire regulations and site-specific requirements while maintaining the integrity and style of the home.
